PROLIGHTING carries fire rated downlights from several manufacturers for contractors working in rated assemblies. But first, why fire rated at all? While typical IC rated fixtures are designed and tested for direct contact with insulation, they’re actually poor flame barriers. Most IC fixtures are light sheet metal or aluminum that breaks down rapidly in direct contact with fire. Every time you cut a hole in a ceiling to install a recessed light, you create a free passage for fire and smoke. IC rated fixtures are built to avoid starting a fire. Fire rated downlights act as a barrier once one has already started.
Fire rated downlights effectively block the hole cut into the ceiling. Each one carries an intumescent pad that expands when it reaches a certain temperature, sealing off the opening.
That stops fire spreading through the hole to the floors above, and more importantly it slows structural damage. Most houses are framed with wooden ceiling joists, and once joists catch they will eventually fail. A ceiling assembly that gives way early can take the building down before anyone has time to put the fire out or get out.
When Are Fire Rated Downlights Actually Required?
This is the question worth answering precisely, because “it’s a good idea” isn’t what a code official will tell you.
The driver is IBC Section 714.5.2, Membrane Penetrations: where a floor/ceiling assembly is required to have a fire resistance rating, recessed fixtures must be installed so the required fire resistance is not reduced.
Read that carefully, because it explains a detail people get wrong. A downlight by itself doesn’t carry a fire resistance rating. As UL puts it, the whole assembly qualifies for a rating as the result of a full scale fire test. The fixture’s job is to not degrade the rating the assembly already has.
Where this applies: multi-family apartments and condos, corridors and stairwells, garage ceilings below living space, schools and dormitories, skilled nursing facilities, hospitals, and commercial buildings with rated floor-ceiling assemblies.
Where it usually doesn’t: a typical single family home built under the IRC, where the ceiling assembly isn’t rated in the first place. Some jurisdictions amend that, and three story construction often changes the answer, so confirm locally rather than assuming.
Understanding the Test Standards
Fire ratings on these products come from UL 263, ASTM E119 and ULC S101. All three test the same thing: a full scale floor-ceiling assembly, roughly 14 by 17½ feet, exposed to fire under load.
What they measure is whether the assembly contains the fire and limits heat transfer into the cavity above for the rated duration. That’s why a product tested in a full scale assembly is worth more than one that simply looks robust.
There’s also a code path that doesn’t require the fixture to be fire rated in the traditional sense. Subsection 714.5.2 permits ceiling membrane penetrations of up to 2 hour horizontal assemblies by steel electrical boxes no larger than 16 square inches, provided the aggregate doesn’t exceed 100 square inches in any 100 square feet of ceiling, and the annular space around the box is no more than 1/8 inch. Several housings carry UL listings qualifying them as metallic outlet boxes under that exception, which eliminates the need to build boxed-out cavities during construction.

RAB Fire Rated Wafers
The RAB fire rated wafer line has become the most requested fire rated downlight we ship. It’s available in 4 inch and 6 inch with smooth or baffle trim, in selectable CCT versions.
The appeal is simplicity. It installs like any other wafer, with no housing and no boxed cavity, while carrying the fire rating the assembly needs. For a contractor running a multi-family job with hundreds of openings, that’s a meaningful saving in both labor and material.
DMF Fire Rated Housings
DMF Lighting takes the opposite approach and it’s worth understanding the difference.
Rather than a self contained wafer, DMF offers fire rated housings across the M Series in 4 inch round new construction, remodel, low profile and SurfaceFrame versions. Because those housings hold UL listings as qualified metallic outlet boxes, they work under the 16 square inch membrane penetration exception described above. In practice that means no boxed-out cavities at rough-in, which is where the installation savings come from on a large job.
The other advantage is that DMF’s fire rated housings take the same M Series light engines and trims as the rest of the line, so a building can run one aesthetic through rated and unrated areas without stocking two systems.
Lotus Fire Rated
Lotus Fire Rated LED Downlights offer 2 hour fire protection out of the box thanks to a heat resistant steel casing, tested to comply with UL 263, ASTM E119 and ULC S101.
They give you five color temperature options. A switch inside the integral driver selects warm 2700K, warm 3000K, warm neutral 3500K, neutral 4000K or daylight 5000K. Two models are available: an ultra slim recessed downlight and a floating gimbal, in 4 and 6 inch sizes. The Lotus Fire Rated Floating Gimbal was the first fully adjustable fire rated fixture to reach the market.
These suit stocking, since one part number covers whatever color temperature a customer wants. Combine that with the quality Lotus is known for as the original IC rated thin downlight manufacturer, and a price that won’t blow a budget, and they’re a solid choice for new construction or remodel. Like other Lotus downlights, no housing is required and at half an inch thin they install directly under ceiling joists. CRI 90+ gives you true color rendering in the space.
Lotus also makes a jumper cable accessory for their fire rated CCT tunable fixtures, which is worth adding to an order when you’re running several in a row.
Sylvania LEDVANCE Blazeguard
Sylvania’s flame resistant line is now branded LEDVANCE Blazeguard. The family is rated for fire-proof applications, capable of withstanding flames of 2,012°F for up to 2 hours, which makes it well suited to multi-family housing.
Like the Lotus product, Blazeguard is tested to UL 263 for flame resistance and selects between five color temperatures via a switch on the driver. The 6 inch and 8 inch models move the most volume for us.
Blazeguard is a slim profile LED downlight kit with a remote driver operating at 120V AC. The half inch height allows installation directly under joists in new and remodel work. High CRI ensures compliance with Title 24 in California and exceeds ENERGY STAR® standards. These IC rated downlights are rated for 50,000 hours and arrive with a 5 year warranty.
What Else Fire Rated Buys You
Fire and smoke defense is the headline, but the same construction solves two other problems people pay for separately.
Acoustics. A hole in a ceiling transmits sound between units. A sealed fire rated fixture keeps the assembly’s STC and IIC performance intact, which matters in apartments and hotels where noise complaints are a real cost.
Air and moisture. Sealed fixtures stop conditioned air escaping into the cavity and moisture migrating up into insulation.
A non fire rated downlight is a gateway that lets sound, air, moisture and fire pass through unchallenged. On a multi-family job, the fire rating is often what gets specified but the acoustic performance is what the residents notice.
Which One Should You Specify?
Start with the assembly, not the fixture. Confirm whether the ceiling is required to carry a rating and for how long, then work backward.
For a fast wafer install across many openings, the RAB fire rated wafer is the straightforward answer. For a project that needs matching trims across rated and unrated spaces, or where avoiding boxed cavities at rough-in matters, DMF’s housings earn their place. Lotus and Blazeguard both sit in between, with selectable CCT and a slim profile.
